TELEPHONE LINES
The tenant can contact TOT or TRUE directly to apply their telephone lines and all associated cost will be born by tenant. A non-refundable installation charge of Baht 8,000.- per line is to be paid to the landlord

PARKING
1 space of every 100 sq.m.leased space at no charge. Additional spaces can be requested at a monthly charge of Baht 2,000.- per space (exclude VAT) subject to availability

VISITOR PARKING
With a complimentary stamp 1^st hour at free of charge, thereafter or part thereof is charged at Baht 25.- per half an hour

Mondays to Fridays: 8:00 a.m. - 6:00 p.m.
Except Saturdays, Sundays and Public Holidays

OVERTIME AIR-CONDITIOING

6.00 pm. - 10.00 pm.   Baht 1.5/sq.m./hr (minimum charge Baht 1,000.-/hr)
10.00 pm. - 08.00 am. Baht 2.5/sq.m./hr (minimum charge Baht 2,000.-/hr)
Saturdays, Sundays & Holidays
Baht 2.50/sq.m./hr (minimum charge Baht 2,000.-/ hr)

UTILITIES
Electricity          Baht 4.5 per kilowatt per hour
Water                Baht 20.- per cubic meter
The charge can be increased proportionately to MEA and MWA  increases

HANDOVER CONDITION
Acoustic ceiling board on suspended T-bar system, Recessed fluorescent lighting, Air- conditioning ducting and air-conditioning units with air diffusers, Sprinkler system and heat detectors, Raised floor boards

FIRE PROTECTION SYSTEM
- Two Pressurized fire escapes
- Smoke/Heat Detector in the unit and common area
